Manchester Center
...a mixed use facility in the heart of Fresno
Manchester Center was the first regional mall in Fresno. Its central location and strong population base have always made it an attractive retail site. Today it is being redeveloped into a mixed-use facility that will build on its retail core. There are 640,000 square feet of GLA anchored by Sears and Gottschalks. The Manchester Center Sears location is in the top 100 of the company as far as sales are concerned and generates a great deal of foot traffic. Other retailers include: Radio Shack, Avenue, Footlocker, Payless Shoe Source, Millers Outpost and Sally Beauty Supply just to name a few. Other amenities include a barber shop, hair salon, nail salon, dental clinic, Credit Union and City Utilities pay center. In addition, Regal Cinemas occupies an 80,000 foot, 4000 seat facility.
Our mixed-use concept continues on the second floor and East wing of the property which has been converted into offices containing some 176,000 square feet of space. We have already leased over 163,000 square feet of this office space. Also located on the second floor is our thriving food court area which boasts a seating capacity of over 225 and a variety of eight fast food retailers.
For the retail tenant at Manchester, this plan has several important components that are focused on generating foot traffic.
- First and foremost, Regal Cinemas has 1,500,000 + patrons pass though their doors each year.
- In addition, the Manchester Center offices will house some 2,500 employees for whom the convenience of shopping on the property will be important.
- Fresno City College has a professional development center at Manchester and they estimate more than 10,000 adults will attend annually.
- The City of Fresno is operating a Customer Service Center that services some 50,000 people per year.
There are other factors that make Manchester Center a unique retail site.
Access: Manchester enjoys a unique advantage of being in the geographic and population center of Fresno. In addition:
- There is a partial clover leaf at Shields and the 41 Freeway for easy north-south access. The average daily traffic count is 123,000 cars.
- Manchester sits at the intersection of Blackstone and Shields, which provides a 37,000 cars daily on Shields and 35,000 cars daily on Blackstone.
- The FAX terminal at Manchester is the major switching station for public transportation north of downtown.
